Set your oven to 350°F and adjust the rack so it’s in the middle.

Grease a 9x13 baking dish and keep it nearby.

Stir together the flour, both sugars, and cinnamon in a medium bowl. Add in the oil at the end.

Scoop out about 3/4 cup of the dry mix and toss it with the walnuts. Set this aside—this is your topping.

Throw in the baking soda and powder, then stir well.

Gently mix the egg and buttermilk into the dry ingredients until it’s just blended.

Pour the batter into your greased dish and sprinkle that walnut mixture on top.

Pop it into the oven for 35 minutes. It’s done when a toothpick comes out clean.

Take it out and let it sit for 5 to 10 minutes before touching.
